Already letting through another agent or managing it yourself? Ask us about transferring the management of an existing tenancy.

No VAT is added to our agency fees. AML checks cost £15 per person and credit checks cost £15 per person, charged in addition to the agency fees. The landlord pays these charges, including checks on tenants. Your written quotation confirms the applicable checks, services and responsibilities.

Our letting and management instructions are sole agency. We do not act jointly with another letting agent for the same property during the agreed instruction.

MOVE-IN / CONDITION RECORD

A 360° report, less paperwork.

We use a 360° tour as the move-in condition report, giving landlords and tenants a clear visual record of the property at the start of the tenancy. It is easier to revisit than a long stack of paper notes and helps everyone see the condition room by room.

MANAGED LETTINGS / REPAIRS

Our in-house maintenance team

Our own maintenance team supports the properties we manage. When a tenant reports a repair, we assess the issue, arrange the appropriate work and keep the landlord informed. We use specialist trades where the job requires them.

Tenants can report repairs through PropertyFile 24 hours a day, so issues reach us promptly. We agree the scope of management and repair authorisation with each landlord.

LANDLORD UPDATE / ENGLAND

Renting rules have changed. We can help you keep up.

For affected private tenancies in England, assured periodic tenancies replaced fixed-term assured shorthold tenancies from 1 May 2026. New Section 21 notices are no longer the route to possession. A landlord needs the applicable ground and process.

Tenancies and notices

Use current tenancy documents and written information. Check the rules that apply to any existing tenancy before changing terms or taking possession action.

Rent and requests

Follow the current rules on rent in advance, rental bidding, increases, discrimination and pet requests. Older contract clauses may not reflect the new process.

Records and repairs

Keep rent accounts, deposit records, certificates and repair communications. Respond to hazards, damp, mould and maintenance reports promptly.

Before a tenant moves in

Check any licence and permission to let, Right to Rent requirements, deposit rules, gas and electrical reports, EPC, alarms and property condition. Record the inventory, keys, meter readings and documents given to the tenant. Continue to diarise checks and remedial works throughout the tenancy.

A managing agent can carry out agreed work, but the landlord remains responsible for legal duties. Requirements depend on the property and tenancy. This is a general overview, reviewed September 2026.

Stay connected through PropertyFile

Landlords and sellers can use PropertyFile, integrated with Alto, to check information and documents we share, including relevant statements, viewings and updates. It is available online day and night.

Tenants can see shared tenancy paperwork and, for eligible managed tenancies, report repairs where the feature is enabled.

We are still here to speak in person seven days a week.
